03 How The Work Is Done
Freezing water expands and splits the pipe, but the ice plug holds the water back. Nothing escapes until the line thaws and runs freely. If you find a frozen pipe, shut the water off at the main before it warms up, not after.
Unlike a roof leak or a storm, a burst supply line does not stop on its own. It runs at full pressure for as long as it takes for someone to find it and close the valve, which is why an unoccupied building turns a small split into a structural loss.
A break on an upper floor damages every level below it, and in balloon-framed older houses it travels inside the wall cavities without appearing on a ceiling until much later. We inspect below and beside the break, not only at it.
Wet assemblies are opened where the readings say there is trapped moisture, and left alone where they say there is not. Unnecessary demolition adds rebuild cost the claim did not need.

The failures cluster in predictable places: unheated crawl spaces, mudrooms, enclosed porches, rear additions built onto older houses, garage walls, and any run through an exterior wall with little or no insulation. In the pre-1940 stock across Saratoga Springs, Ballston Spa, Glens Falls and Troy, original copper and galvanized runs in those locations are the usual suspects.
The calendar matters too. The two heaviest periods are the first sustained hard freeze of the season, before anyone has thought about heat tape or leaving a tap running, and the thaw-refreeze cycles that follow. Seasonal properties and second homes through the Lake George and Glens Falls corridor produce the most expensive versions, because a line can run for weeks in an empty building before anyone opens the door.
