The water category decides the scope

The industry standard sorts water into three categories. Category 1 comes from a clean source such as a supply line. Category 2 carries significant contamination, typically appliance discharge or an overflow. Category 3 is grossly contaminated: sewage, river or flood water. Category 1 that sits long enough degrades into Category 2 or 3. The category is what decides whether a material gets dried in place or removed, so it is established before any equipment is set.

Drying to a number, not to a look

A wall that feels dry can still hold enough moisture in the framing behind it to grow mold. We take readings on affected and unaffected materials, set a target based on the dry standard for that building, and keep taking readings until the affected materials reach it. Those readings are what the drying log is built from.

Mold begins in 24 to 48 hours

Under favourable conditions, mold can start growing on wet organic materials within one to two days. That window is the reason extraction speed matters more than anything else on the first day, and the reason a loss discovered late is a different job from one caught immediately.

Documentation the claim can use

Photographs, moisture readings, an equipment log, and a materials list, recorded as the work goes rather than reconstructed afterwards. Adjusters ask for the readings that justify what was removed. Having them is what keeps a scope from being cut.
